What is a double wide home?
Double-wide manufactured homes ship in two sections that are joined on-site to create a full-size home (commonly 24–32 ft wide). They deliver the space and layout of a traditional house - open kitchens, multiple full baths, primary suites - at a fraction of the cost of site-built construction.

Sizes, bedrooms and floor plans
A double wide arrives as two sections, joined on site into a home 24 to 32 feet wide and 40 to 76 feet long, or roughly 1,000 to 2,300 square feet. Most plans have three or four bedrooms and two baths; the largest 32 x 76 layouts offer four or five bedrooms and a third bath. Expect open kitchen-living-dining layouts, a kitchen island, a utility room, and a primary suite with a walk-in closet and a walk-in shower or soaking tub.

HUD-code or modular: one floor plan, two building codes
Many of our double-wide floor plans can be ordered two ways. Built to the federal HUD code, the home is a manufactured home: it keeps its steel chassis, is typically set on piers and tie-downs, and is financed with a chattel or land-home loan. Built to the IRC modular code, the same plan is set on a permanent foundation, is inspected as a site-built house, appraises as real property, and can qualify for conventional, FHA or VA mortgages.
Modular usually costs more up front for the foundation and the extra inspections, and it is the right choice where a county, city or subdivision requires it, or when you are financing land and home together and want the home to build equity like a site-built house. Delivery and setup across Texas
Each section travels as its own oversize load from our Seguin lot, so a double wide needs road and driveway access for two 14- to 16-foot-wide transports. On site the halves are set, joined at the marriage line, leveled on piers or a foundation, tied down to the wind-zone standard for your county, roofed and sided across the seam, and connected to utilities. We coordinate the transport permits and our own crew does the setup.
Site preparation is the buyer's side of the job: a level pad, a driveway or culvert, and utilities brought to the site. We will tell you exactly what the home needs before you order.
Financing a double wide
Buyers finance double wides three main ways: a chattel loan on the home alone, a land-home package that finances the home and the land together, or a conventional, FHA or VA mortgage when the home is built as modular on a permanent foundation. Down payments, terms and rates vary by lender and credit, and we work with several lenders so most buyers have more than one option. Placing a double wide on Texas land
Placing a home on your own land in Texas involves a few steps beyond the purchase: a TDHCA Statement of Ownership for the home, county development or floodplain permits where required, an on-site septic permit if there is no sewer, and electric service to the pad. Rural counties around Seguin generally keep this simple; cities and subdivisions may add zoning or deed restrictions, so check before you buy the land.
