What is a single wide home?
Single-wide manufactured homes are built as one long section (typically 14–18 ft wide and 60–80 ft long) and delivered to your property in a single transport. They're the most affordable path to a brand-new, HUD-code home - popular for first-time buyers, rural land placements, rental properties, and downsizing.

Because a single-wide ships in one piece, delivery and setup are the simplest and lowest-cost of any manufactured home once your site is prepped.
Sizes and floor plans
A single wide is one section, 14 to 18 feet wide and 40 to 80 feet long, so living space runs from about 500 to 1,400 square feet. The 16 x 76 footprint is the workhorse of the category: three bedrooms, two baths and roughly 1,140 square feet, with the primary bedroom at one end and the secondary bedrooms at the other. Eighteen-foot-wide plans add a noticeably wider living room and kitchen, and a few compact plans fit four bedrooms into just over 1,000 square feet for larger families on a tight budget.

New versus used
A new HUD-code single wide comes with the builder's warranty, current energy and safety standards, and finishes you choose rather than inherit. A used home can cost less up front, but older units often need roof, floor or plumbing work that narrows the gap quickly, and lenders finance new homes on better terms. We keep a small selection of pre-owned homes and take trade-ins, so we can walk you through both options honestly.
Delivery and setup
One section means one transport and the simplest setup of any home type. Once your pad is ready, the home is placed, leveled on piers, tied down to the anchoring standard for your Texas wind zone, and connected to power, water and sewer or septic. Our own crew handles delivery and setup from our Seguin lot; you do not coordinate a separate transporter and installer.
Site access matters more than distance: a 16-foot-wide load needs a clear path from the road to the pad. Tell us about gates, trees, low lines or soft ground early and we will plan around them.
Financing a single wide
Single wides are usually financed with a chattel (home-only) loan, which does not require owning the land and closes faster than a mortgage. If you own or are buying land, a land-home loan can combine both. We work with several lenders across a range of credit profiles, including first-time buyers. Where a single wide fits
Rural and family land is the most common placement in our area, followed by rental properties and lots in manufactured-home communities. Some counties and subdivisions restrict single-section homes by deed restriction or minimum-width rules, so check those before you buy land.
