Park model, tiny home or small single wide?
A park model is a factory-built tiny home under 400 square feet, built on a single chassis to the ANSI A119.5 park-trailer standard rather than the HUD code. It is titled like an RV, which is what makes it simple to place in RV resorts and on private land as a cabin or guest house. If you want a tiny footprint but a HUD-code home you can finance and title as a residence, a compact single wide of 500 to 700 square feet is the closest thing: see the smallest plans on our single wide page.
Where you can put a park model in Texas
Park models go on private land as a hunting cabin, lake or ranch getaway, backyard guest quarters or a short-term rental, and in RV parks and resort communities on a leased site. Because they are not HUD-code homes, some counties and cities treat them as RVs for zoning, so check local rules before you buy land for one. On a private site the home needs a level pad, power, water and sewer or septic, the same as any cabin.
Financing and cost
Park models are usually financed with an RV or personal loan rather than a mortgage, and terms are shorter than for a manufactured home.
