Almost every manufactured-home loan in Texas is one of these. Which one applies depends mostly on whether the home will sit on land you own.
Chattel (home-only) loan
Best for: homes in a park, on leased land, or on family land you don't hold title to
Finances the home by itself as personal property, not the land it sits on. Faster and more flexible on credit than a mortgage; terms are shorter and rates typically higher.
Land-home loan
Best for: buyers who own land or are buying land with the home
Finances the home and the land together as one piece of real estate. Longer terms and lower rates than chattel, but the home must sit on a permanent foundation and be titled as real property.
FHA Title I & Title II
Best for: buyers who may not qualify for a conventional mortgage
Government-backed programs built for manufactured housing. Title I can finance the home, a lot, or both; Title II finances home and land as real property with FHA's low down payment - the placement must meet HUD and FHA standards.
Land-in-lieu
Best for: buyers with land equity but limited cash
Some lenders let the equity in land you already own stand in for part or all of the cash down payment. Ask about it on your first call - it changes what you'll need up front.
Conventional & VA (modular)
Best for: modular homes on a permanent foundation
A modular home is built to the same code as a site-built house and is financed like one - conventional, FHA or VA mortgages all apply, and it appraises as real property.
